My Persimmon Homes Snagging List:
 
Below is my initial snagging list submitted to Persimmon Homes over a year ago now. Some of the snags are now complete. The vast majority of completed snags were done within a week after this website was published.
 
Exterior:

1.     Lintel cracked right through in two places above living room window.

2.     Lintel cracked right through above bedroom 2 window (this is above the living room window).

3.     Mortar has a gap at one side now on window sill of living room window.

4.     Facia board broken exposing a gap near the soffit near bedroom 2 window.

5.     Soffit all loose around bedroom 2 window area.

6.     Dining room window sill to ingo not sealed.

7.     Slabs loose at the patio doors.

8.     Slabs loose on path to the side of the house.

9.     All slabs have mortar spills on them. Cannot clean off with pressure washer.

10. End cap missing from ridge above bedroom 3, Exposed gap.

11. Hole in the mortar around patio doors.

12. Kitchen window sill to ingo not sealed.

13. Harling missing above side door at the extractor outlet.

14. Gaps in white mastic to all of the exterior.

15. Plastic connector to the drain pipe at ground level broken to the side of the house.

16. Back garden turf stops too short of the fence.

17. All lintels concrete colour – not painted.

18. All the window sills covered in mortar and paint.

19. Block paving on drive loose again, requires end/kerb stone.

 

Detached Double Garage:

1.     Mortar missing at stonework on both sides of rhs door.

2.     Original snag was that the roof was not tied down (see website photo). Now Persimmon have screwed the roof to the breeze blocks with small plasterboard screws and 5mm plugs.

3.     Many of the ridge tile fixings are missing. Many of the ridge tiles have no fixings at all.

4.     Cracked roof tile at the rear of the roof.

 

Living Room:

1.     Concrete floor uneven. Rises up at the doorway.

2.     Electric socket loose.

3.     Cracks in the paintwork showing in every skirting board.

4.     Dent in the plasterboard corner at the front window.

5.     Cracks in the paint all around the window sill.

6.     Door does not shut (latch).

7.     Windows scratched (glass area).

8.     Radiator pipework hanging down.

 

Hall:

1.     Concrete floor uneven. Rises at every doorway, low in the centre.

2.     Plasterboard joint now showing (cracked open) at the wall near the stairway.

3.     Uneven plastering at the ceiling joints to the walls.

4.     Door frame facia paintwork cracked into the dining room.

5.     Door to the w/c is twisted. Door hits the frame on three sides but is out on the fourth side – indicates the plasterboard wall is not straight.

6.     Carpet not fitted correctly, ruffled.

7.     Main incoming electricity mounting board is not fire rated. This houses the meter, connections, and distribution board.

8.     Paint on the wooden stairs.

9.     Chipped stair runner.

10. Stair frame not sealed to the wall.

11. Loft hatch not sealed/fixed correctly.

 

Study/Family room:

1.     Window scratched (glass).

2.     Radiator pipework hanging down again.

3.     Concrete floor uneven, rises at the door area.

4.     Cracks in the paintwork showing in every skirting board.

 

Dining Area:

1.     Floor area has lots of debris under lino.

2.     Concrete floor uneven. Persimmon already attempted repair but still not acceptable.

3.     Plasterboard joint cracked at ceiling height in the corner.

 

Kitchen:

1.     Fridge door slams, no seal fitted.

2.     Windows scratched (glass area).

3.     Utility door does not shut (latch).

4.     Floor area has lots of debris under lino.

5.     Concrete floor uneven. Persimmon already attempted repair but still not acceptable.

6.     Gaps in silicone sealer at the sink area.

7.     Radiator pipes hanging down.

8.     End panel at the fridge not sealed.

9.     Plasterboard ceiling sheet sagging. Taped joint now showing. Plasterboard screw heads showing.

 

Utility:

1.     No plinth fitted, debris under unit from build.

2.     Lino warped.

3.     Concrete floor uneven. Persimmon already attempted repair but still not acceptable.

4.     Cracks in paint at the door frame to lintel area.

 

Bedroom 1:

1.     Floor squeaks when stood on.

2.     Screw sticking out of plasterboard near window.

3.     The entire ceiling has taped joints showing, bubbles in plaster showing.

4.     Paint cracked on skirtings.

 

En-suite1:

1.     Stone window sill covered in mortar and paint.

2.     Cream mortar cracked on side of window.

3.     All border tiling unacceptable. All of the squares are sunk and covered in grout.

4.     Upper lintel not painted.

5.     Debris under carpet.

6.     Tiles not sealed in shower area at the shower tray.

 

Bedroom 2:

1.     Door does not shut at all.

2.     Plaster cracked at the lintel (other side is a cracked lintel).

3.     All plasterboard taping visible.

4.     Internal window sill not sealed to plasterboard.

 

En-suite 2:

1.     Shower frame not sealed.

2.     Parts of the shower tray are not sealed to the tiles.

3.     All border tiling unacceptable. All of the squares are sunk and covered in grout.

4.     Grout missing in parts of the shower area.

 

Bedroom 3:

1.     Stone window sill coated in mortar.

2.     Upper lintel not painted.

3.     Crack in plasterboard above the window.

 

Bedroom 4:

1.     Cream mortar not finished at window area.

2.     Nails sticking out of the door frame facia.

3.     Floor sqeeking.

 

Family Bathroom:

1.     All border tiling unacceptable. All of the squares are sunk and covered in grout.

2.     Cream mortar not finished around window frame.

3.     Bath panel not sealed.

4.     Door lock not aligned. Does not lock.

5.     Cracked tile at floor level near shower area.

6.     Tiles not sealed in shower area at the shower tray.

7.     Holes in the grout at the shower area.

 

 

Various others:

1.     Water pressure unacceptable. See various faxes etc.

2.     Back garden turf stops too short of the fence.

3.     All lintels concrete colour – not painted.

4.     Block paving on drive loose again, requires end/kerb stone. Has been repaired by Persimmon a few weeks ago.

5.     Turf extremely uneven front and back.

6.     No Benchmark certificate for gas boiler.

7.     No Benchmark certificate for Gledhill thermal store.

 

This snagging list grows quicker than it is resolved. The cracked lintels are a new and worrying addition!
